Florida rules worth knowing

Five things that change your premium

Florida insurance runs on rules that don't exist in most states. Each one below comes from the statute it's based on, so you can check it yourself.

Your hurricane deductible is a percentage

Insurers must offer hurricane deductible options of $500, 2%, 5% and 10% of your dwelling limit. On a $400,000 home, a 2% deductible is $8,000. It applies once per calendar year, not once per storm.

A wind mitigation inspection can cut your wind premium

Insurers must give discounts for features like hurricane straps, a hip roof, secondary water resistance and impact-rated openings. Those features are documented on the state's OIR-B1-1802 form, which stays valid for five years.

A roof under 15 years old can't be the only reason for a no

An insurer can't refuse to write or renew a homeowners policy solely because the roof is under 15 years old. For an older roof, an inspection showing at least five years of useful life left must be accepted.

Citizens isn't always an option

If a private carrier offers comparable coverage at no more than 20% above the Citizens premium, you generally can't stay on or join Citizens. That's why it pays to have an agent shop every renewal.

Florida auto minimums are $10,000 and $10,000

Florida requires $10,000 of Personal Injury Protection and $10,000 of Property Damage Liability. Bodily injury liability isn't required for most drivers, which is exactly why uninsured motorist coverage matters here.

Flood is never in your homeowners policy

Standard homeowners and condo policies exclude flood. A new NFIP flood policy usually has a 30-day waiting period, so buying it when a storm is already in the forecast is too late.

Questions we hear every day

Florida insurance FAQ

Why is homeowners insurance in Florida so expensive?

Hurricane exposure, rising rebuilding costs and reinsurance prices drive most Florida premiums. The parts you control are your hurricane deductible, your wind mitigation credits, your roof's age and condition, and shopping across enough carriers. An independent agent can quote many of them at once.

Can you get me off Citizens?

Often, yes. Private carriers regularly take homes out of Citizens. If a private carrier offers comparable coverage within 20% of your Citizens premium, Florida law generally makes you ineligible to stay on Citizens, so we check the private market first.

Do I need flood insurance if I'm not in a flood zone?

No law requires it outside a mortgage requirement or Citizens' phase-in, but homeowners policies never cover flood, and heavy rain floods homes outside mapped zones too. Coverage for lower-risk zones is often reasonably priced, and the 30-day NFIP wait means you should buy it before storm season.

Is Florida's minimum auto insurance enough?

Rarely. $10,000 of PIP and $10,000 of property damage won't replace most newer cars, and the minimums include no bodily injury liability to protect your savings if you cause a serious accident. Most drivers should carry bodily injury liability and uninsured motorist coverage.

Do you write business insurance too?

Yes, including general liability, workers' compensation, commercial auto, commercial property, and contractors' coverage. Florida construction businesses need workers' comp with even one employee, and most other businesses need it with four or more.
